Rental Policies


High Valley Rentals host cabins in the Smoky Mountains with fantastic panoramic views and luxurious amenities. All properties are privately owned and furnished by the homeowners of the cabins. They are only 12 miles to Dollywood, 15 to the heart of Pigeon Forge, and another 5 miles to get into Gatlinburg. Relax and enjoy the breath-taking views of English Mountain and Little Bear Mountain. We invite you to enjoy all the amenities and luxuries that these cabins have to offer you as well as the beautiful views of the mountains.


Minimum Nights

High Valley Rentals requires a two-night minimum stay. A 5-night minimum stay is required for Christmas and New Years. A 3-night stay is required for all other holidays.



Grid pricing for each cabin is based on 2 (TWO) occupants. Additional charges will apply for more than two occupants in any cabin.


Terms of Payment

All payments and deposits can be in the form of a money order or personal check, Master Card, Visa or Discover. If making a deposit in the form of a personal check, it must reach us within 10 days of making your reservation. To make a reservation, call us Toll free at 1-800-636-0608. To reserve your cabin you will need to make payment for the first night for a two night stay, and a two night deposit for a stay 3 days or more. At the time of check-in we will accept cash, money orders, certified checks, travelerís checks or credit cards. We accept Visa, Master Card and Discover. No personal checks will be accepted at check in.


Check In & Check Out
Check-in is 3 PM. Please do not try to check in early unless previous arrangements have been made. If you will be arriving after 6 pm Monday-Sunday, you must call the office prior to your arrival so we can have your check-in welcome package provided for pick-up at the office door. Check-out time is 10 a.m. You will be expected to put trash in the receptacle located outside, place dishes in dishwasher and start, secure the cabin with all doors/windows locked, and turn lights out.
We do not charge cleaning fees so we ask that you help us out as much as possible.



The number of occupants is restricted to the number listed on the reservation for all cabins by order of the local fire marshals code. There must be at least one (1) adult age 21 or older in residence and on the premises at all times children are present.


Cancellations & Rental Changes

To cancel or change a reservation, you must call 30 days prior of your arrival date to make your cancellation or change your reservation dates. Deposits made before a cancellation are non-refundable if the cancellation is made less than 30 days prior to your arrival date. However, if you want to change your dates, your deposit will be applied to your new reservation dates.


Housekeeping & Amenities

All cabins are equipped with all linens and towels. All kitchens are fully equipped along with a starter supply of soap, dishwashing detergent, toilet paper, trash bags, but must be replenished by the renter as needed.


Hot Tubs

When using the hot tub, please remember there is certain health risk that are associated with this facility. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival, therefore, it may not be warm till later that evening. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.



We will do everything we can to make sure your cabin is ready for you. Any damages or problems not reported by the tenant upon arrival will be charged to the tenant. No refunds will be issued for early departure; malfunctions in the equipment (i.e. hot tubs, Jacuzzi, televisions, stereos or VCR) weather conditions, or any other reason.


Renter Responsibilities

Renters will be held responsible for any damaged or missing items or damage to the premises during their stay - negligent - destruction or vandalism. We cannot be responsible for any items lost or stolen during your stay. We do everything to keep all equipment in good working order. If something is not working properly, we will do our best to get it up and running for your stay. If you call after hours to report something and it is a true emergency then you will be contacted back ASAP, if it is not a true emergency and it can wait, then you will not be called back till the following day. Our Business hours are Monday thru Friday 9:00 AM - 8:00 PM - Saturday and Sunday 900 AM - 6:00 PM.


Road Conditions

Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.


Note:  All of the cabins at High Valley Rentals are privately owned; neither the owner nor High Valley Rentals is responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Nor is High Valley Rentals or the Homeowners responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
